Almost no agency that calls us has a demand problem. They have short registers, instructions that go elsewhere and owners who sign with the agency next door. And yet nearly all the marketing in the sector is built to attract buyers, which is the side that is already oversupplied.

Those 91 get shared between the three or four agencies that do show up in that search. It is not about being a better agency: the owner does not know you exist at the exact moment they decide to sell.

What we see on almost every website in the sector:

  • The whole site talks to the buyer

    Property search, listings, filters. Nothing for the owner who wants to know what their house is worth and whether now is the time. That is half the business without a single page.

  • Listings do not rank and then they expire

    They get indexed late, the property sells, and hundreds of dead pages are left behind. Without a system for those URLs, every sale leaves a hole in your website.

  • All of your stock lives on the portals

    Rightmove, Idealista or whichever brings you the buyer and charges you for it, but none of them brings you the owner. And while your brand only exists inside a portal, you are building nothing of your own.

  • One language in an international area

    In coastal and island markets a large share of both buyers and sellers are foreign — and usually the ones with the biggest budgets. A single-language site drops out of that search entirely.

  • Nobody measures where the instruction came from

    You know how many visits the website got and not how many valuations were requested. Without that, spend gets decided on instinct and cut the first quiet month.

Three things the sector takes for granted that cost money

  1. “The portals bring me everything I need.”

    They bring you buyers, which is the side you already have. A portal does not bring you owners, it charges you per listing, and when it raises its rates you have no alternative because you never built a channel of your own. It is an excellent supplier and a dangerous dependency at the same time.

  2. “Winning instructions is about door-knocking and contacts.”

    It was, and it still works. But today the owner starts by searching “what is my house worth” weeks before they ring anyone. Whoever shows up at that moment, with a valuation tool and a page explaining the process, is in the conversation before the door-knocker arrives.

  3. “My website just needs to show the properties.”

    Your website has two audiences and one of them has no page at all today. A proper “sell your home” section — valuation, fees explained, real local examples — wins more than a thousand listings, because it speaks to the scarce side of the market.

    For an estate agency the profile decides who the owner calls: your position on the map and what your last few clients said. It is free, almost nobody in the sector works it, and it is the fastest thing to move.

  3. A website that serves both sides, in both languages

    The buying side wired to your CRM so listings publish themselves, with sold properties redirected rather than dead. The instruction side written by hand. And in English or German where your area calls for it, with real hreflang.

  4. Campaigns where the owner is deciding

    Google for people already searching to sell, and Meta for the specific area you want stock in. Postcode-level targeting on Meta works unusually well for instruction-winning.

  5. Measuring valuations requested, not visits

    The metric here is how many owners put their hand up and what each one cost. Everything else in the report is context.

After the audit we agree a target with you in writing: a number of valuations requested at six months. If we do not reach it, we carry on working without charging for the management until we do. At ninety days there is a checkpoint with the data in front of you and you can stop with no penalty.

Three conditions, and all three are on your side:

  • Measurement is installed from day one, phone calls included.
  • We can publish the instruction pages on the dates we agree.
  • Somebody calls the owner the same day they request a valuation.

That third condition is not a formality. Owners request a valuation from two or three agencies at once and sign with whoever calls first. We have seen good campaigns wasted by calling back the next day.

Frequently asked questions

Is this for finding buyers or owners?

We build it to win owners, which is the scarce side. Buyers already reach you from the portals and from your own site; what is usually missing is stock, especially sole instructions. If your problem genuinely is the opposite, tell us and we will change the approach — but in five out of six conversations in this sector the bottleneck is instructions.

Should we come off the portals?

No, and be wary of anyone who says otherwise. Portals bring you buyers and they do it well. The risk is not using them: it is having them as your only channel, because then every rate rise lands on you and you have built nothing of your own. What we do is make sure you also have a brand and an instruction pipeline outside them.

Can you connect the website to our CRM?

Yes, to the usual ones in the sector. Listings publish and update themselves and — this is the part almost nobody does — when a property sells, its URL redirects instead of dying. An agency with five years of completions can be carrying hundreds of broken pages without knowing it, and Google does notice that.

What languages should the website be in?

It depends on your area. In resort and island markets English is not optional: a large share of both buyers and sellers are foreign, usually with the biggest budgets. Where that applies we build both languages with separate URLs and hreflang, not an automatic translation layered on top.

How long before stock starts coming in?

Instruction campaigns produce the first valuations within weeks. The “sell my house in your area” pages take three to six months to rank, and those are what later sustain the channel without paying per enquiry. That is why we usually start both at once.

What happens if we do not call owners the same day?

You lose most of them. The owner requests a valuation from two or three agencies at once and signs with whoever calls first, not whoever calls best. It is the single condition that has wasted the most good campaigns we have seen, which is why it is written into the commitment.

Do you work with franchises?

Yes, as long as you have room to touch your own website and your own Google Business Profile. If head office controls everything and you cannot publish anything, there is little we can add and we will say so in the audit rather than take the money.

Do you shoot the property photography?

We produce the brand and campaign material, drone included. Property-by-property shoots, at the volume an agency runs, are usually better handled by a dedicated photographer in-house — we will help you set up that workflow and define the standard, but it is not what we charge for monthly.
